Woodlane Forest continues to bifurcate: move-in-ready homes and newer luxury builds are selling fast with multiple showings in days, while older or poorly priced listings are sitting — sometimes for months. Buyers are gravitating to properties with modern finishes, acreage, and turnkey condition. Sellers who present well are being rewarded; those who don’t are facing long DOMs and negotiation pressure.
Key Insight from today’s listings
Quick movers: Several strong listings hit the market and already show rapid interest — 32518 Autumn Forest Ct (listed $990,000) is only 5 days on market, 9810 Azure Lake Dr ($879,500) 6 days, and 32611 Pebble Bend Way ($625,000) just 5 days. These are examples of the type of homes buyers are pursuing: clean, updated, and priced right.
Price resistance at the top: Higher-end properties and some newer estates are active but not universally flying off the market — 10203 Camden Cir ($1.8M, DOM 147), 9934 Crestwater Cir ($1.175M, DOM 245) and a number of older listings with DOMs measured in hundreds of days show buyers will pass on homes that aren’t competitively positioned.
Acreage still sells: Listings on 5 acres or similar continue to attract attention — buyers place a premium on space here, but condition and price still drive speed of sale.

Buyers: Get fully underwritten now and be prepared to move quickly on homes in the $600k–$1.2M sweet spot. For higher-ticket listings, be methodical: bring an inspector who spots deferred maintenance — it’s often the difference between a smart buy and an expensive mistake. Consider stale listings if you want negotiating room, but budget for updates.
