Kresston's core market remains active and competitive, especially in the $240k–$380k band driven by new construction. Several freshly built homes are turning over in days, while some older or acreage properties are staying on the market much longer. That split is creating clear opportunities — and different strategies — for buyers and sellers today.
Key Insight from today's listings
Fast-moving new builds: Multiple 2025–2026 constructions show DOM in the single digits (examples: 41026 Riverside Meadows Dr — DOM 3; 40603 Balsam Run Ln — DOM 12; 40702 Barley Straw Dr — DOM 7). That confirms buyer urgency on modern floorplans and move-in-ready finishes.
Price band strength: Inventory clusters around $240k–$360k with a heavy supply of 3–4 bedroom homes sized 1,200–2,400 sqft. These properties remain the most marketable and are seeing the quickest activity.
Standout longer listings: Higher-priced acreage and unique properties (e.g., 42500 N Mill Dr — $1.85M, DOM 203; 40610 Mill Creek Rd — $575k, DOM 54) are typifying the slower side of the market — they require targeted marketing and realistic pricing.
Variability in comparable listings: Nearly-identical floorplans can perform very differently based on lot, finishes, and presentation. Homes with thoughtful lot placement, upgraded finishes, or staged photos are getting attention first.

For buyers
Get mortgage pre-approval now and know your top neighborhoods. In blocks where new builds move in days, hesitation costs offers.

If you prefer older or acreage properties, be ready to invest time in inspections and targeted negotiations — there's negotiation room if the listing’s been stagnant.
For sellers
If you’re in the $240k–$380k sweet spot, price for demand and prep for a quick sale. Small cosmetic upgrades and professional photos will differentiate your listing from the many similar spec homes.
For unique, higher-tier, or acreage listings: lead with a compelling narrative and targeted outreach. Price objectively to reflect buyer appetite — a long DOM often signals a pricing or marketing mismatch.
Consider timing: with new construction moving fast, highlight any recent upgrades, energy savings, or lot advantages that new builds don’t have.
