  • Consider timing and marketing: if you’re in the high-end bracket, be realistic about concessions, targeted marketing and showing flexibility on timing.

  • Be pre-approved and ready. The fastest properties will attract multiple offers within days. A clean, confident offer wins.
  • Target the active sweet spot (800k–1.4M) if you want options that move faster, and look at fresh listings with low DOM — that’s often where motivated sellers price to sell.
