We’re seeing focused buyer activity in the $550k–$950k range and for turnkey homes built in the last decade — those are the properties commanding attention right now.
Key Insight from today’s listings
Rapid sales signs: Several mid- to upper-tier homes listed within the last few months have DOM in the single digits — examples include 382 Galley Way ($575k, DOM 2), 358 Meadowview Ct ($649,900, DOM 4), and 490 Royal Navigator Rd ($1.785M, DOM 6). That tells me motivated buyers are actively competing for move-in-ready, well-appointed homes.
New construction and recent builds are proving resilient: Newer inventory like 10075 Leonidas Horton Rd (2025 build, $1.4M) and 8778 Catamaran Way (2021, $1.15M) are positioned to attract buyers who want modern finishes and fewer immediate maintenance concerns.
Lots and older listings are slower: Numerous land parcels and older listings (many with DOM 100+) are staying on market. This creates an advantage for buyers open to building or renovating — less competition and negotiation room — and for sellers who refine pricing and presentation.
Sweet spot to watch: The active demand cluster centers around 600k–900k for 3–4 bedroom homes on 1–2+ acres, especially when there’s water sightlines, recent construction, or updated interiors.
My Advice
If you’re selling:
Highlight what buyers are competing for: recent updates, water views, large usable acreage, and turnkey condition. Invest in targeted staging and professional photos — the properties that look move-in ready are getting multiple showings immediately.
Price aggressively but realistically. The market rewards homes that are clearly competitive out of the gate. For land or older homes with long DOM, consider re-pricing or offering incentives to reset buyer perception.
If you’re buying:
Be pre-approved and ready to move quickly in that $550k–$950k band. Have your agent set immediate alerts and plan for same-day viewings.
If you’re flexible on condition or timeline, seriously consider long-standing listings and buildable parcels — there’s negotiating power there.
For new builds or newer inventory, expect competition but also more predictable maintenance and fewer surprises; plan your inspections but move decisively.
