Mid-market still hottest — quick action wins; big homes and new builds need sharper positioning
Market Pulse
Today’s listings reinforce a clear bifurcation: the sweet spot around $250k–$330k is moving fast, while larger footprints and many new-construction price points are lingering. We’re seeing multiple sub‑week sells or near‑offers in established pockets, contrasted with long DOMs on high‑end and freshly built inventory. Meanwhile, vacant lots at sub‑$90k continue to populate the market — a low-cost path back in for builders and investors.
Key insight from today's listings
Rapid turnover pockets: Several homes in Brazen Forest, Cool Springs and Durango Creek show very short market life — examples include 247 Brazen Forest Trl (DOM 2), 810 Wiley Bnd (DOM 2), 7111 Durango Dr (DOM 4), and other mid-market listings posting single‑digit DOMs. That’s demand, not luck: properly priced, turnkey 3–4 bedroom homes are attracting immediate attention.
Higher-tier drag: Larger homes and newer models carry heavier inventory days. Notable laggers include 6610 Grant Dr (216 days) and a string of 4–6 bedroom properties with DOMs well over 50. Buyers at that level are discriminating — they’re comparing layout efficiency, quality of finishes and lot utility before pulling the trigger.
New construction mixed results: Several 2024–2025 builds appear across Brazen Forest and other tracts with DOMs ranging from 5 to 71. Fresh product sells when it demonstrates a clear value proposition; otherwise it competes on incentives and timing.
Lots remain plentiful and cheap: Multiple 0.28‑acre parcels and similar lots listed between $70k–$85k (examples across Grant Dr, Woodland Oaks, Dillon Dr) are active. These are the most affordable entry for local builders and buyers wanting to avoid bidding wars in the mid-tier.
Size vs. demand: Efficient 1,700–2,200 sqft homes in the mid-range are the fastest movers. Very big homes (3,000+ sqft or 5–6 bedrooms) need either a compelling price, standout upgrades, or niche marketing to find their buyer.
My Advice
For buyers:
If you’re targeting $250k–$330k, be funded and ready—expect short windows. Prioritize pre-approval, quick inspections with reasonable timelines, and clean but competitive offers that highlight your ability to close.
Shopping for a larger or newer home? Look for differential items buyers care about (recent systems, usable acreage, flexible floorplans). There is negotiation room — but only when sellers position realistically or disclose well-documented value.
Considering a lot/build? Act on well-priced parcels quickly; they’re the low-cost way to secure a piece of Durango Creek and avoid price pressure on move‑in product.
For sellers:
Mid-market sellers: price with confidence and remove friction. Professional staging, strong photos and flexible showing windows convert demand into offers fast.
Sellers of larger/newer homes: lead with proof. A pre-listing inspection, a recent professional appraisal or clear comparisons to recent upgraded sales dramatically shortens the sales cycle. If you can’t compete on finishes, compete on transparency and buyer incentives.
Lot owners: emphasize utilities, buildability and proximity to established neighborhoods — that’s how you stand out to local builders and investors.
