Market Pulse Inventory shows a clear bifurcation: well-priced, efficient mid-range homes (roughly $230k–$340k) are getting immediate attention and quick showings, while larger footprints and newly built premium listings require more time or sharper positioning. Vacant 0.28-acre parcels remain plentiful under $90k — steady opportunity for builders and investors.

Key insight from today's listings

  • Rapid movement in the middle: Several listings with DOM under 10 tell the story — 247 Brazen Forest Trl (DOM 2), 810 Levi Bnd (DOM 2), 7023 Hayden Dr (DOM 3), 6622 Dillon Dr (DOM 4), and numerous other 3–4 bedroom homes at $235k–$335k are getting immediate attention. Those are mostly 1,600–2,200 sqft homes with functional layouts — exactly what active buyers want right now.
  • Larger homes face scrutiny: Homes over ~3,000 sqft or with 5–6 bedrooms are sitting longer unless the price or condition clearly aligns with buyer expectations (examples: 915 Hinsdale and several 5–6 bedroom listings with DOM ranging 14–194). Buyers in that tier are narrowing their checklists around upgrades, usable space, and long-term maintenance.
  • New construction/upper-midprice lag: A few newer builds and 2024–2026 models (6502 Durango Dr, 6618 Dillon Dr, some Brazen Forest entries) are taking more days to move — buyers are demanding modern finishes and clear value rather than simply new.
  • Lots remain an affordable entry: Multiple 0.28-acre lots clustered at $80k–$85k (Grant, Durango, Dillon addresses) continue to appear — low-cost land options are keeping builder/investor interest alive.

What matters today If you’re shopping the $235k–$335k band, be prepared to act quickly — the market is rewarding clean pricing and move-in readiness. If you’re selling a larger or newer home, don’t assume buyers will rush; invest in targeted fixes and clear documentation of value (recent inspection, upgrades list, utility/payments). Builders and investors: the sub-$90k lot inventory still offers an efficient way back into the market — but highlight buildability and access when marketing.

My Advice For buyers:

  • Be pre-approved and have a short, clear decision window on mid-range homes. A straightforward offer with reasonable inspection timing often wins over overly complicated contingencies.
  • If you want a larger or newer home, look for properties where cosmetic work or systems upgrades are needed — those are where negotiation room exists. Consider bringing a contractor/inspector to the showing to price potential upgrades before you write an offer.

For sellers:

  • Mid-market sellers: price to compete and stage for quick appeal — kitchens, light, and easy-flow floorplans are what buyers prioritize. Expect fast showings and multiple offers if you check those boxes.
  • Larger/newer-home sellers: lead with value — complete small, high-ROI updates, provide a recent inspection or systems report, and sharpen your marketing to show how the home meets lifestyle needs (in-law space, work-from-home areas, acreage utility).
  • Lot owners: market to local builders and highlight utility hookups, favorable topography, and proximity to completed builds — those details make a lot stand out.
