For buyers: If your target is the $300k–$550k range, be ready. Get fully pre-approved, have your wish list prioritized, and be prepared to act fast. New-construction inventory is abundant but moves swiftly; a clean, strong offer and flexible closing terms win deals. For higher-end buyers, use the slower luxury inventory to negotiate value — there’s room for inspection contingencies and negotiated incentives on properties with extended DOM.
For sellers: If you’re in the entry/mid market, price competitively and present your home clean and staged — you’ll likely see strong interest. If you’re selling at the luxury end, don’t rely on “list it and wait.” Invest in professional photography, targeted marketing, and realistic pricing informed by recent local comps. Consider a valuation/positioning call to refine your strategy — small adjustments now will shorten market time and protect net proceeds.
