Lead with exceptional visuals (drone, twilight photos, video tours) and consider flexible terms or buyer incentives to shorten days on market. Pricing alignment with comparable recent sales is critical — don’t assume broader demand will fill a gap.

Targeting under $700K: come prepared. Have a strong pre-approval, clear contingencies, and be ready to make a disciplined but timely offer when the right home appears.
Shopping luxury or acreage: you have negotiating leverage on many listings, especially those with long DOMs. However, watch for standout high-end homes that are still selling quickly — quality, condition, and realistic pricing can override the broader slowdown.
