Market Pulse — What the numbers are telling us

Across this month’s inventory, we see two clear lanes:

  • Velocity in the mid-to-upper-mid tier. Homes roughly between $750K and $1.3M—especially those with recent updates, curb appeal, and modern systems—are moving quickly. Examples: 14602 Wildwood Cir (DOM 4, $594K), 37706 Millers Pass (DOM 5, $735K), 37434 Edgewater Dr (DOM 6, $890K), and 37510 Pinwood Ct (DOM 9, $1.269M).
  • Stagnation at the extremes. Large acreage, ultra-luxury estates and raw land are sitting longer. Listings like 12706 Wanda Ln (73 acres, DOM 268) and many long-DOM estates (100–600+ DOM) show buyer selectivity at the high end and limited market appetite for raw parcels without development-ready zoning or clear value-adds.

Overall, inventory breadth is present, but buyer attention is concentrated. That produces fast sales for properly positioned homes and slow traction for anything off-market norms.

What changed vs. the previous update

Comparing this month to the prior snapshot, the pattern has reinforced rather than shifted. Previously I noted "sharp demand for turn-key homes" and that remains true. The difference now is more data confirming the precise sweet spot ($800K–$1.3M) and clearer evidence of bifurcation: several newer or well-presented higher-end homes still move quickly, but many top-tier homes linger unless they check the ‘‘ready now’’ and price boxes.

  • More quick sales at the upper-mid level (multiple examples under 10 DOM) indicate buyer confidence when price and condition align.
  • High-end listings without clear value propositions or that require significant updates are posting longer DOMs—buyers are avoiding homes that introduce immediate renovation risk.
  • Raw land and very large acreage parcels continue to be niche; they attract the few buyers who need land but not the broader Woodland Oaks audience seeking a move-in home.

Advice for Buyers

  • Be prepared to move fast. In the sweet spot, well-priced homes receive quick attention. Get pre-approved—and have documentation ready—to compete.
  • Use escalation and inspection strategies wisely. If you’re competing on a turn-key property, an escalation clause and a realistic, limited inspection timeline can make your offer stand out without exposing you to unnecessary risk.
  • High-end and acreage buyers: do the math. For big-acreage or custom estates, account for maintenance, potential drainage or access issues, and longer marketing horizons if you later decide to sell. Patience and targeted due diligence will prevent overpaying.
  • Negotiate on details, not just price. Sellers in this market are sensitive to contingency terms and closing timelines. Flexible terms can win deals where price parity exists.

  • Targeted marketing for niche listings. For acreage, raw land or very high-end estates, broad-market MLS exposure isn’t enough. Use buyer-targeted channels—developers, ranch/acreage buyers, and relocation networks—and sharpen your value narrative (access, improvements, usable acreage).
  • Be ready to adjust. If you’re past 30–60 days with little interest, be proactive: price, marketing or condition changes now beat prolonged exposure later.
