Introduction

The Westwood market has shifted noticeably month-to-date. Where our last snapshot summarized about 20 active or recently sold homes with an average price near $823K and average days on market around 74, today's roster shows roughly 100 listings across wide price bands. That jump in inventory creates both challenges and clear opportunities depending on where you sit in the market. Below I interpret the trends, compare to the prior update, and give actionable guidance for buyers and sellers.

Market pulse — what the numbers tell us

Inventory has expanded dramatically. We now see listings from the low $300Ks to nearly $4M, with a concentration in the $400K–$900K band. Two clear pulses stand out:

  • Active demand pockets: Several homes (DOM 1–5) are new and already attracting attention — especially well-priced, move-in-ready options in the $400K–$900K range and newer builds (2016–2021). This suggests there remains buyer appetite for clean, competitively priced product.
  • Stale or niche inventory: A meaningful portion of listings have DOMs over 100, and there are luxury and acreage parcels sitting longer (multi-hundred and million-dollar listings). Those properties face a narrower buyer pool and require targeted marketing or price adjustments.

Overall pricing appears resilient across core neighborhoods. While our prior average price of $823K reflected a smaller sample, today’s spread still supports that upper-mid market strength, though the median and mean will be pulled in different directions by the larger sample and the very high-end acreage/luxury listings.

What changed vs. the last update

Key differences since the previous snapshot:

  • Inventory expanded: From ~20 to ~100 listings. More supply gives buyers choice but increases competition among sellers.
  • Wider price distribution: More lower-priced resale, new-construction floorplans and more high-end acreage/luxury listings. That bifurcation creates distinct sub-markets within Westwood.
  • Speed variability: We’ve gone from an impression of generally quick sales to a mixed market: some homes under a week on market, many others languishing 60–200+ days.

In short: the market is no longer uniformly fast. Location, price, condition and marketing are separating winners from laggards.

Advice for buyers

If you’re shopping in Westwood now, use the expanded inventory to your advantage—but act strategically:

  • Prioritize readiness: When you find the right home, be prepared with financing pre-approval and a clear offer strategy. Homes priced well or in turnkey condition are still selling quickly.
  • Target pockets, not the whole neighborhood: Newer-floorplan pockets (2016–2021 builds) and well-priced 3–4 bedroom homes are moving faster. If you want negotiating leverage, look at longer-DOM listings or those in the higher/luxury bands where buyer pools are smaller.
  • Inspect for value-add: Many longer-DOM homes need cosmetic updates. Factor renovation budgets into offers and use inspection contingencies to avoid surprises.
  • Be patient but decisive: With more choices you can be selective, but when a clean, properly-priced home appears, hesitation can cost you—especially in the mid-range segment.

Advice for sellers

Sellers face a more competitive environment than a month ago. To win buyers’ attention you must differentiate:

  • Price with precision: The market is showing narrow windows where homes are picked up quickly. Price at market—too high and you join the long-DOM group; price right and you can spark urgency and multiple offers.
  • Stage and make it turnkey: Homes showing well (neutral, decluttered, photographed professionally) are among the shortest DOMs. Small investments in staging, landscaping and a fresh paint job often pay back quickly.
  • Targeted marketing for niche inventory: Luxury and acreage properties need targeted campaigns—out-of-area buyers, lifestyle marketing and broker tours—not broad-brush MLS postings alone.
  • Consider pre-inspection & incentives: A pre-listing inspection, flexible closing terms, or a modest seller credit for updates can reduce buyer friction and shorten time on market.
