Three themes stand out in the current inventory: 1) New construction and recently built homes are drawing the fastest attention, often selling within days to weeks; 2) The under-$400K band remains deep with real options for first-time buyers and investors; 3) Acreage and high-end custom homes continue to show wide variance in days-on-market (DOM), with many listings measured in months or years rather than weeks.
- New and turnkey sell quickly: Examples this month include multiple 2022–2025 builds and move-in-ready listings with DOM under two weeks (several listings at DOM 2–9). Buyers are clearly chasing lower-maintenance product.
- Value band under $400K: The Dillon/Grant corridors and nearby pockets show heavy inventory at approachable price points — giving buyers leverage and selection. This segment remains a buyer’s market with negotiation room.
- Acreage and luxury are uneven: Several large parcels and custom estates continue to sit. Long-DOM outliers are a reminder these properties need targeted pricing and storytelling to reach the small pool of qualified buyers.
What changed vs last update
Compared with our previous snapshot, the split market dynamic has intensified. The selective buyer behavior we flagged earlier is more pronounced: new builds and turnkey homes are attracting immediate, strong interest, while older specialty stock and raw land are staying put. DOM dispersion widened — more ultra-fast sales at the top of the active pool and more long-term listings among bespoke properties.
Practically: the short-DOM group grew (more listings showing DOM in single digits), and the long-DOM tail stretched further (several acreage and custom homes with DOM well over 100, and one notable estate exceeding 900 DOM). That trend reinforces the idea that product-type, not neighborhood average, should set expectations.
Advice for Buyers
- If you want new or turnkey: Get pre-qualified, have your agent confirm comparables quickly, and be ready to write a clean, competitive offer. These homes are selling fast and often attract multiple bids.
- For sub-$400K opportunities: Use the depth of supply to negotiate terms — consider contingencies that protect you but remain attractive (short inspection windows, strong earnest money). There’s room to find value if you’re flexible on timing and cosmetic work.
- Acreage or custom homes: Expect longer timelines. Insist on thorough inspections, demand comprehensive comparable sales (including acreage adjustments), and plan for higher holding/maintenance costs. Patience wins here; don’t overpay because inventory is slow-moving.
- Negotiation tip: Ask your agent for a DOM-by-product-type analysis. A 7-day DOM on a new build is not the same market signal as a 200-day DOM on a custom estate.
Advice for Sellers
- Updated/turnkey homes: Now is a favorable window if your home is move-in ready. Prioritize professional photos, decluttered staging, and a precise pricing strategy that targets the active buyer segment — competitive pricing combined with speed on offers wins deals.
- Older specs and mid-market homes: If your home isn’t recently renovated, sharpen the value story: minor investments (kitchen refresh, neutral paint, landscaping) can materially shorten DOM. Price to reflect condition; buyers are comparing to newer product.
- Acreage, luxury, bespoke listings: Prepare a two-stage plan: set a realistic market entry price, and build a targeted marketing campaign (drone, video tour, dedicated outreach to buyers and agents who specialize in acreage). Expect longer negotiation cycles and fewer showings, but a correctly positioned listing will still sell.
- Offer structure: Be ready to move quickly on reasonable offers—buyers of turn-key product are decisive. For unique properties, focus on tailored terms (timing, contingencies) that match likely buyer motivations.
