  • Hot segments unchanged: The $300k–$500k sweet spot and newly built or remodeled homes still sell quickly — consistent with prior trends.
  • Luxury and acreage behave differently: Larger properties and raw land still take longer to sell; they require tailored marketing and realistic pricing expectations.

  • Get mortgage-ready: Pre-approval remains table stakes. With more inventory, you can negotiate — but you must show strength early.
  • Prioritize condition and timeline: Homes built or updated in the last 3 years and well-maintained listings (stainless, open plans, primary-suite upgrades) are moving fastest. If you want a move-in-ready home, be ready to act quickly.
  • Use DOM to gauge flexibility: Properties with 60+ days on market often have room for price negotiation or seller concessions; those with single-digit DOMs are still drawing multiple offers.
  • Target pockets: Focus searches in the $300k–$500k band if you want competition but still a good chance to win. For acreage or specialty properties, expect longer cycles and include contingencies for inspections and access.
