Today’s listing lineup shows 44 active offers with prices from under $200k for raw acreage parcels up to nearly $1.75M for a recent build. Average days on market (DOM) is polarized — several luxury homes are selling in days, while many land parcels and older homes linger for months.
Key signals this month:
- Luxury demand is strong: Newer 4–6 bed homes (examples priced $750k–$1.75M) are receiving quick interest; multiple properties show DOMs of 1–12 days.
- Land is slower: Acreage parcels (several 10+ acre tracts) typically show DOMs in the 40–400+ day range, highlighting a buyer-seller value gap on raw land pricing.
- Mid-range & older homes: Renovation candidates and older inventory are being picked at a measured pace — there is buyer interest, but offers tend to reflect rehab costs and holding time.
What Changed vs Last Update
Compared with our previous note, the market nudged further in sellers’ favor at the top end while revealing persistent softness on land. Last month we reported an average price around $700k and 150 DOM; this month the headline price range has expanded upward with several million-dollar-plus listings active and recent quick sales at the $750k–$1.7M band. Simultaneously, multiple vacant parcels continue to sit, and some homes that were quick-moving earlier are now taking longer—evidence that pricing and condition separate winners from the rest.
Also notable: we’re seeing more buyers seeking turnkey, modern amenities (open plans, high-end kitchens, outdoor living) and fewer accepting of deferred maintenance. That preference amplifies the speed of sale for newer or well-updated properties.
Market Implication
The market is bifurcated: well-priced, updated luxury homes sell fast; land and properties needing significant work require realistic pricing, marketing patience, and strategic negotiation.
Advice for Buyers
- Be prepared to move quickly on quality listings. Pre-qualify or get a proof of funds ready; strong offers on turnkey properties often beat higher but slow-financed bids.
- For acreage buyers: Know your use case (build now vs hold), access requirements, and potential utility/site costs. Factor these into offer price—sellers expect negotiation on raw land.
- Consider renovation candidates selectively. If you have a contractor and clear budget, older homes offer value, but get a thorough inspection and a realistic timeline for permitting and upgrades.
- Make terms attractive. In competitive situations, flexible closing timelines, a reasonable earnest money deposit, and limited but strategic contingencies win.
