  • Demand concentration: Strong buyer interest persists in the $500k–$1M segment and for properties with acreage. Recent active listings like 8001 Hills Pkwy ($949,900, DOM 36) and 8034 Hills Pkwy ($995,000, DOM 10) illustrate movement when price and presentation align.
  • New-construction entries: Multiple new-builds in the $272k–$402k range are showing short DOMs (4–9 days), signaling that affordability plus new finishes attract quick offers from buyers seeking a low-maintenance move.
  • Acreage premium and slower luxury turnover: Acreage properties (e.g., 18717 Dalton Willis Dr at $1.3M, DOM 29; 19042 FM 2854 at $1.49M, DOM 64) are in demand but the ultra-luxury or uniquely positioned large-acre parcels can take longer to find the right buyer (DOMs 154–685 on some listings).

  • Acreage demand remains steady: While some large parcels linger at higher DOMs, the best-positioned acreage properties—good access, updated homes, and turnkey amenities—are securing attention and offers quicker than raw land or heavily priced estates.

  • Be prepared to move quickly: If you’re targeting $500k–$1M or new-construction inventory, have loan pre-approval, a clear must-have list, and your agent ready to schedule same-day showings.
  • Consider value over perfect: With inventory broadening, you can find opportunities in slightly overlooked listings — homes needing minor updates or with flexible layouts often price more aggressively.
  • Evaluate acreage carefully: If acreage is a priority, factor in maintenance, fencing, utility access, and potential for future subdivision or improvements. The premium paid should match your long-term use.
