  • New construction: Multiple 2025–2026 builds are listed and commonly show DOM of 2–10 days, indicating continued buyer appetite for move-in-ready product.
  • Higher-end & acreage: Homes above ~$500K and parcels with acreage are slower to sell (DOMs 50–200+), suggesting those segments are softer.
  • Inventory shift: Compared with the previous update, new listings are up — more choices for buyers, more competition for sellers in the same price tier.

Last update emphasized a quick-moving seller's market with an average price near $290K and average DOM ~60. Mid-month data refines that picture:

  • Average pricing pressure remains upward in the core $250K–$350K band — many homes still attract quick interest and multiple-offer scenarios.
  • Average DOM is more polarized. Resale homes with strong updates and energy-efficient features continue to sell quickly (single digits–20 days), but an increasing number of listings — particularly unique acreage or luxury homes — sit much longer than the prior blanket-average of 60 days.
  • Supply growth from new builds is the notable change. The market now has more similarly-priced new-construction product, which moderates bidding wars on comparable spec homes and gives well-prepared buyers leverage on terms and closing timelines.
