Inventory: 98 active listings. That number masks two things: a notable cluster of vacant acreage and lot listings (many labeled 0bd/0ba) and several new-construction/spec homes hitting the market.

Price Range: Listings currently span roughly $230K (lots) up to $3.4M. The core single-family market — homes priced between $800K and $1.5M — remains most active.

Days on Market (DOM): Highly bifurcated. We see quick-moving newer builds and properly priced move-in-ready homes with DOM in the single digits to low double digits (examples: DOM 1, 4, 6, 8). At the same time, a sizeable set of older or higher-priced properties linger with DOMs in the triple digits (100–600+), often due to condition, pricing expectations, or lot-only listings.

Product Demand: Strongest demand continues for 4–5 bedroom homes on 1–3 acre lots and newer construction (built within last 1–5 years). Competitive price points cluster around $900K–$1.4M for finished homes; entry-level buyers are noticing new inventory near $460K for modern smaller footprints.

What Changed vs. My Previous Update

  • Inventory composition shifted. While the prior note emphasized tightening inventory and sellers gaining the upper hand, this month shows increased supply at both ends: more vacant lots/acreage and a handful of new construction/spec homes. That softens the narrative of uniform tightness but creates a two-speed market.
  • New construction is more visible. Several 2022–2026 builds are active (including multiple under 100 DOM), increasing options for buyers who previously had limited new-stock choices.
  • Price dispersion widened. The overall average price still centers around the $1M mark, but the market now lists more lower-priced entry options and very high-end estate properties simultaneously. This creates both opportunities and challenges depending on segment.
  • Faster sales for well-priced, updated homes. Homes that check the modern boxes — open layouts, outdoor living, larger lots — continue to move quickly. Conversely, outdated or overpriced properties are accumulating DOM.

Actionable Advice for Buyers

  • Sharpen your criteria. With product now arriving from two directions (lots/acreage and new builds/spec homes), decide whether you want a turnkey new home, an older home to renovate, or raw land to build. Each requires different negotiation and financing strategies.
  • Get financing locked. Sellers are still favoring buyers who are pre-approved, flexible on closing, and able to move quickly. For lot purchases, confirm construction lending options early.
  • Be ready to move fast on the right home. Inventory turnover for modern, well-priced homes is swift. Work with a local agent who previews and spots opportunities off-market or just listed.
  • Use inspection contingencies wisely. In competitive offers, consider shorter inspection windows and targeted repair allowances rather than blanket asks that can weaken your offer.

Actionable Advice for Sellers

  • Price to the market segment you’re targeting. If your home competes with newer spec inventory, buyers will compare finishes and condition. Price to command attention — not to test patience.
  • Invest in curb and outdoor appeal. Larger lots are a premium here. Highlight usable outdoor spaces, clean driveways, and maintained fencing. Small investments in landscaping and staging pay at these price points.
  • Be clear about flexibility. If you need time to find your next home, be transparent. Buyers will often pay a premium for a seller who can offer short-term possession terms or creative closing options.
  • Consider professional photography and floor plans. Listings with strong visual presentations and drone views of acreage get noticeably more attention — particularly for lot or estate listings.
