Across resales, there’s a broad price range: bargain lots under $50K, starter homes in the $200K–$300K band, and family homes/new builds from $450K–$700K. Average days on market vary widely — from 1–15 days for some new builds to 300–600+ for certain acreage or atypical properties.

  • Inventory has grown: Previously we noted tightening inventory favoring sellers. This month shows a larger pool of listings (especially land and acreage). That moderates seller leverage in those segments.
  • Seller advantage remains in pockets: Greenbriar and Inwood still outperform — homes there are either new builds or turn-key resales with modern features and are drawing quick interest and multiple-offer scenarios.
  • Price dispersion increased: We now see more lower-priced lots and bargain properties alongside premium acreage and newly completed homes. That creates both opportunity and noise — buyers need filters; sellers need precise positioning.

Interpretation

The headline is mixed market: not a blanket seller’s market any longer, but still highly favorable to sellers who present homes that match buyer demand (modern finishes, low maintenance, desirable neighborhoods). Land and specialized acreage require realistic expectations and targeted marketing.

  • Pre-approval is non-negotiable: Where inventory is competitive (Inwood/Greenbriar), sellers favor offers tied to solid financing and quick closings.
  • Focus your search: With 100+ listings, narrow by neighborhood, lot size, and must-have features. Filter out long-DOM properties unless you want a negotiation advantage.
  • Consider new construction carefully: Several new builds are selling fast with predictable quality. But inspect allowances, completion timelines, and warranty terms before committing.
  • Land buyers — do your homework: Environmental checks, access, utilities, and realistic development costs will separate a good buy from an expensive mistake.
  • Be ready to act, but be strategic: In hot pockets, strong, clean offers win. In slower segments you can negotiate price, seller-paid repairs, or closing credits.
