Days on Market (DOM) vary widely: many desirable mid-range homes (roughly $300k–$500k) continue to sell quickly with DOM under 30 days; several high-end or uniquely positioned properties are taking longer, with many above 100 DOM. Price distribution shows strong demand in the $300k–$800k band and select luxury homes priced $800k–$1.3M drawing buyer interest when priced and presented well.

What the numbers are telling us

  • Active listings: 77 (up versus the last update), providing more buyer choice but also more competition among sellers.
  • Hot segment: $300k–$500k homes—frequent multiple-offer situations and quick closes.
  • Luxury & acreage: Still moving, but success depends heavily on price, condition, and marketing; some homes underperform and sit on the market for months.
  • DOM spread: From single digits on well-priced, staged homes to 400–600+ days for off-market or mispriced listings—indicating mismatches between seller expectations and market reality.

What Changed vs. Last Update

Compared to our previous report, two notable shifts stand out. First, overall inventory increased, giving buyers more options but reducing the near-immediate scarcity that helped push every well-priced home into bidding wars. Second, while the mid-range remained the strongest moving segment, we now see an uptick in mid-to-high priced listings (many in the $700k–$1.3M range) coming to market—some selling quickly, others revealing the need for sharper pricing and targeted marketing.

Examples: several recent quick sales (40218 De Sota Rd—sold fast; 40402 Roundup Rd—DOM 7) confirm continued buyer appetite for move-in ready homes. Conversely, multiple listings with DOM >200 show that condition, layout, or unrealistic pricing are keeping properties from selling.

Advice for Buyers

  • Get pre-approved and flexible: The best homes in the $300k–$500k band still command quick decisions. Pre-approval speeds offers and strengthens negotiating power.
  • Prioritize condition and location: Homes on 0.28–1.5 acres with clean updates and good layouts are moving fastest. Consider slightly older homes with good bones—renovation-ready properties can be strong value plays.
  • Be strategic on escalation clauses: In competitive situations, an escalation clause tied to a realistic ceiling can win without overpaying. I can model scenarios to protect your budget.
  • Don’t ignore inspection results: With acreage properties, expect septic, well, and boundary considerations. Factor those into your offer and ask the right questions up front.
